Your Rights and Responsibilities Under Texas Law

1. Know Your Contractor

Before signing any agreement, we encourage you to verify our credentials and review our portfolio of completed projects. As required by Texas law, we'll provide references upon request and maintain all necessary licenses for your protection.

2. Written Agreements

All projects require a detailed contract including:

Specific scope of work with materials specifications

Project timeline with completion date estimate

Total cost with payment schedule (including 10% statutory retainage)

Warranty terms (1 year labor warranty standard)

No oral promises are binding unless included in this written agreement.

3. Subcontractor Disclosure

Before work begins, we'll provide:

List of all subcontractors and material suppliers

Updated lists if additional trades are needed

You may waive this right in writing, but we recommend reviewing this information.

4. Payment Protection

To protect yourself from liens:

We'll provide sworn affidavits with each payment request

You should withhold 10% retainage for 30 days after completion

We'll provide lien releases from all subs/suppliers before final payment

5. Your Monitoring Rights

We welcome your oversight:

Schedule progress meetings with our project manager

Hire independent inspectors at your discretion

Review all payment affidavits carefully

6. Lien Protection

If you receive any subcontractor notices:

Immediately withhold payment for the claimed amount

Forward notices to your lender if applicable

Contact us immediately to resolve the issue

7. Title Insurance

For added protection, consider:

Updating your title policy during construction

Requesting a "completion of improvements" endorsement

8. Change Orders

All modifications require:

Written documentation signed by both parties

Updated cost/timeline estimates

$150 administrative fee for changes after work begins

9. Dispute Resolution

Any claims must follow this process:

Mediation attempt required before litigation

Texas law governs all agreements

Venue in Harris County courts

10. Final Completion

Before releasing final payment:

We'll provide notarized lien releases

Complete final walkthrough with you

Deliver all manufacturer warranties
